Wayzata Minnetonka and Medina Minnesota West Metro communities

Wayzata vs. Minnetonka vs. Medina | Where to Live in 2026

Wayzata vs. Minnetonka vs. Medina: Which West Metro Community Is Right for You?

If you're moving to the Minneapolis area, one of the first questions I hear is:

“Where should we live?”

And if you've started looking at homes around Lake Minnetonka, Wayzata, Plymouth and the western suburbs, you have probably discovered something very quickly:

These communities are close together — but they can feel completely different.

Wayzata has its walkable downtown, lakefront, restaurants and highly sought-after neighborhoods.

Minnetonka is larger and offers a much wider variety of homes, neighborhoods, lots and price points.

Medina offers space, privacy, acreage and a more rural feel while still being part of the greater Wayzata-area lifestyle.

Plymouth can give buyers additional options, including neighborhoods within the Wayzata School District.

And then there are the smaller communities surrounding Lake Minnetonka, each with their own personality.

After more than 20 years living and working in this area, I can tell you that choosing between these communities isn't simply about finding the nicest house.

It's about finding the place that fits the way you want to live.

Wayzata: For the Buyer Who Wants Location, Community & Lifestyle

When people tell me they want to live in Wayzata, they're often talking about much more than the city itself.

They want the Wayzata lifestyle.

They may want to walk to coffee.

They may want restaurants and shopping nearby.

They may want easy access to Lake Minnetonka.

They may want a neighborhood where families know one another.

They may want Wayzata schools.

Or they may simply love the feeling of being in one of the Twin Cities' most established lake communities.

Wayzata also has a very different housing experience depending on where you look.

You can find everything from condos and townhomes near downtown to established neighborhoods, newer construction and luxury properties.

And once you get into the $1 million+ range, location becomes especially important.

A buyer may be deciding between:

  • More square footage
  • A larger lot
  • A renovated home
  • A walkable location
  • Lake views
  • Lake access
  • A premium neighborhood
  • New construction

You may not get everything.

That's where local knowledge matters.

Wayzata may be a good fit if you want:

Walkability + schools + lake lifestyle + restaurants + established neighborhoods + proximity to Minneapolis.

Minnetonka: More Choices & More Variety

Minnetonka is a completely different kind of search.

It's a much larger community, which means the experience can change dramatically from one neighborhood to another.

You can find:

  • Larger wooded lots
  • Lake homes
  • Neighborhood communities
  • New construction
  • Renovated older homes
  • Townhomes
  • Condos
  • Homes with private outdoor space
  • Properties close to major roads and commuting routes

That variety is one of Minnetonka's biggest advantages for buyers.

If you tell me:

“We want a beautiful home, but we're not sure exactly where yet.”

I may show you several completely different parts of Minnetonka.

If you tell me:

“We need to be close to Highway 7 and 494.”

That's a different search.

If you tell me:

“We want a wooded lot.”

Different again.

If you tell me:

“We want Lake Minnetonka.”

Now we're talking about an entirely different price and property search.

And that's why I don't like to describe Minnetonka as simply one market.

It's a collection of very different neighborhoods and lifestyles.

Minnetonka may be a good fit if you want:

Variety + wooded lots + lake access + different price points + neighborhoods + convenience.

Medina: More Space, Privacy & Open Land

Then there is Medina.

And Medina can feel like a completely different world.

If you've been touring homes in the more established western suburbs and keep thinking:

“We just want more space.”

You need to see Medina.

This is where buyers can find larger lots, acreage, privacy, newer construction and a more rural setting while remaining connected to the West Metro.

For some families, that's exactly what they're looking for.

Maybe you want:

  • A private wooded lot
  • Several acres
  • A large yard
  • More distance between neighbors
  • A custom home
  • A pool
  • A sport court
  • A large garage
  • Room for outbuildings
  • Space for entertaining

You can often get more of those things in Medina than you would closer to the center of Wayzata.

But there's a trade-off.

You are giving up some of the walkability and density of places like downtown Wayzata.

And that's okay.

Different buyers want different lifestyles.

Medina may be a good fit if you want:

Privacy + acreage + space + custom homes + a quieter setting + access to the West Metro.

What About Plymouth & the Wayzata School District?

This is where the conversation gets especially interesting.

One of the biggest mistakes I see buyers make is searching only by city name.

They tell me:

“We want Wayzata.”

What they often mean is:

“We want the Wayzata School District.”

Those are not necessarily the same thing.

The Wayzata School District extends into communities beyond the city of Wayzata, including portions of Plymouth and Medina.

That can create additional options for buyers.

And sometimes those additional options are exactly what a family needs.

You might be able to find:

  • More square footage
  • A larger lot
  • A neighborhood pool
  • Trail access
  • A newer home
  • A sport court
  • A three-car garage

while still getting the school district that is important to your family.

But always verify the actual school assignment for the specific property.

Don't assume an address is in a particular school simply because the listing description says “Wayzata area.”

What About Lake Minnetonka?

Then we get to the question that changes everything:

“What if we want the lake?”

Lake Minnetonka isn't one community.

It's a collection of communities, neighborhoods and shoreline experiences.

You can have:

Direct waterfront

or

Lake views

or

Lake access

or

A neighborhood close to the lake

or simply

the Lake Minnetonka lifestyle.

And those can represent very different price points.

A waterfront home isn't necessarily a better fit than a home a few blocks away.

It depends on what you actually want to do with the lake.

Do you want to:

  • Keep a boat?
  • Swim?
  • Paddleboard?
  • Entertain?
  • Watch sunsets?
  • Have a private dock?
  • Walk to the lake?
  • Simply enjoy the feeling of living nearby?

Those are very different searches.

And the shoreline itself matters.

Lot characteristics, water depth, shoreline, views, exposure, dock potential and lake access can all influence value.

That's why buying around Lake Minnetonka requires more than searching for “lake home.”

Wayzata vs. Minnetonka vs. Medina: Start With Your Lifestyle

Instead of asking:

“Which city is best?”

I encourage buyers to ask:

What do you want your Tuesday to look like?

Do you want to walk to dinner?

Do you want to get on the highway quickly?

Do you want your kids riding bikes around the neighborhood?

Do you want a huge yard?

Do you want privacy?

Do you want a pool?

Do you want lake access?

Do you want a neighborhood with trails?

Do you want to be close to Minneapolis?

Do you want acreage?

Do you want to be able to walk to coffee on Saturday morning?

Those answers will tell us much more than a Zillow search.

What $1 Million Means in Each Community

This is another reason buyers need to look at the entire West Metro.

A $1 million budget doesn't buy exactly the same thing everywhere.

Minnesota's market has also become somewhat more balanced in 2026 as inventory has increased. Minnesota Realtors reported that August inventory was more than 10% higher statewide than a year earlier, while sales of homes priced above $1 million increased 15.5%.

But those statewide numbers don't tell you what a particular $1 million home in Wayzata, Minnetonka or Medina is worth.

The neighborhood still matters.

So does:

  • Lot
  • Condition
  • Architecture
  • School assignment
  • Location
  • Renovation quality
  • Outdoor space
  • Garage
  • Lake proximity
  • Competition
  • Price history

That's why I recently created a separate guide to What $1 Million Buys in Wayzata & Minnetonka in 2026.

If you're shopping in that price range, it's a good place to start.

One of My Favorite Things About the West Metro

After living here for more than 20 years, one of the things I appreciate most is that you can create a completely different lifestyle without moving very far.

You can live close to downtown Wayzata.

Or on a wooded lot in Minnetonka.

Or on acreage in Medina.

Or in Plymouth within the Wayzata School District.

You can live near the lake.

You can live on the lake.

You can live near trails.

You can have a neighborhood pool.

You can have privacy.

And you can still be connected to Minneapolis.

That's a pretty special combination.

If You're Moving to Minnesota, Don't Start With the House

This is something I tell relocation buyers all the time.

Start with your life.

Then find the house.

Think about:

Where will we work?

Where will the kids go to school?

How much driving do we want to do?

Do we want a neighborhood or privacy?

How important is the lake?

Do we want walkability?

How much outdoor space do we want?

What do we want our weekends to look like?

Once we answer those questions, the right communities usually become much clearer.

Then we can start talking about houses.

So… Wayzata, Minnetonka or Medina?

There isn't one answer for every buyer.

And that's exactly the point.

Wayzata can be about walkability, community, schools, lake lifestyle and location.

Minnetonka can be about variety, wooded neighborhoods, lake access and flexibility.

Medina can be about space, privacy, acreage and custom homes.

Plymouth can offer additional opportunities, including homes within the Wayzata School District.

And the communities around Lake Minnetonka can offer an entirely different version of Minnesota living.

The right choice starts with understanding how you want to live.

That's what I love about helping people move here.

I'm not just helping you find a house.

I'm helping you figure out where you belong.
