And right now, in 2026, I'm seeing more out-of-state buyers, more off-market movement, and more demand for hyper-local expertise than at any point in my career.

Here's what the data actually shows: ZIP code 55391, which covers Wayzata and Shorewood, commands the highest price per square foot of any ZIP code in the state — averaging around $525 per square foot. Orono and Medina continue to see serious demand for private estate properties on one-plus acres, especially those with updated interiors and proximity to top-ranked schools. And according to Minneapolis Area Realtors, while mid-tier inventory has grown, the buyers searching for $1.5M–$5M+ properties are less sensitive to interest rate noise and more focused on finding the right home — whether it's on the market or not.

The buyers I'm working with right now aren't waiting for rates to drop. They're waiting for the right property to appear. That distinction matters enormously for sellers. The demand is high with properties selling pre-market to 1-3 weeks on market, they don't last long.

The Wayzata Public School District (ISD 284) is one of the most consistently top-ranked districts in Minnesota, serving Plymouth, Medina, Wayzata, and portions of Minnetonka. Families who discover it don't just want to be near it — they want to be in it. And they're willing to pay a meaningful premium to ensure it. Wayzata schools has many options as they had more land to build than the Minnetonka school distrct. 

The same is true of Orono Schools, which serves Orono and parts of Medina. Smaller class sizes, exceptional academics, and a tight-knit community make it equally compelling for families who want elite education without the scale of a larger district. New developments like Deer Hill Preserve — a stunning private conservation community straddling Orono and Medina — draw exactly these buyers. Custom estates built by the likes of Streeter Custom Builder, John Kraemer + Sons, and Hendel Homes, all within the Orono School boundaries, minutes from downtown Wayzata.

For buyers, understanding the precise school boundary lines can be the difference between the right home and the wrong one — even when two houses are on the same road. I know these boundaries the way most people know their own neighborhood. That knowledge saves my clients time, money, and regret.

Third-party rankings are a good starting point: Niche.com's Best School Districts in Minnesota consistently places both ISD 284 and Orono in the top tier. But the on-the-ground nuances — the program differences, the boundary quirks, the new construction zones — those come from experience.

The Dakota Rail Trail runs 13.5 miles through Orono, Spring Park, Minnetonka Beach, and Mound, connecting the lake communities by bike or foot. Downtown Wayzata offers boutique dining and waterfront coffee just minutes from some of the area's most prestigious estates.

And then there's the hockey culture — something I know personally. My son plays at the University of St. Thomas, (D1) and this community built the kind of athletic and academic character in him that only comes from being raised in a place that genuinely invests in its kids. For buyers who are weighing this market against Edina or North Oaks or a Minneapolis condo, I encourage one visit in July. Lake Minnetonka does the rest. There are approx 120-140 homes a year sold on Lake Minnetonka, very limited to where you want, what you want, price range and space, so flexibility is important when lake buying.

The homes that are sitting are the ones that came to market without a real strategy.

Strategy in this price range means more than professional photography (though that's non-negotiable). It means pre-market exposure to the right buyer pool, a marketing presence that reaches relocating executives who start their search on Google and Instagram before they ever call an agent, and a listing agent who has done this work for decades in this specific market.
